Regent Partners Plans Major Office Building in Atlanta

48-story tower would feature 500,000 square feet of class-A office and retail space

ATLANTA, April 10 /PRNewswire/ -- Atlanta-based Regent Partners, LLC, today announced that the groundbreaking has occurred and construction is underway on its 48-story, mixed-use vertical development along Peachtree Road. Designed by world-renowned architects Smallwood, Reynolds, Stewart, Stewart and Associates, the striking modern tower breaks from the traditional square or rectangular building geometries. It is an expression as a composition of subtly curved forms that allows the tower to appear as gently rotating upwards from Peachtree to finish as a signature statement on the Atlanta skyline. Gil Garrison, AIA, principal with Smallwood, Reynolds, Stewart, Stewart and Associates, describes the building as: "Unique for a building of its height. The design of 3344 Peachtree Street is an asymmetrical, kinetic composition that will present itself in a variety of ways on the skyline depending on which vantage point you see it from. 3344 Peachtree is the tallest building to be constructed in Atlanta since 1992, and rises some 635 feet into the skyline, assuring future residents a distinctive and dominant view over the City skyline or metro-Atlanta. It will include 500,000 square feet of class-A office and retail space including a signature Buckhead Life restaurant on the Lobby Level, and 99 luxury condominium homes priced from $1 million. The project, which is a development of Regent Partners, is now underway, thus enabling occupancy for office tenants in early-2008, and occupancy for homeowners in mid-2008. Pre-leasing is underway and initial agreements are expected to be announced shortly.

With the street address, 3344 Peachtree, the new mixed-use urban community will be a focal point for Peachtree Road. In addition to its central location -- directly across from the new InterContinental Hotel, and in walking distance to Phipps Plaza and Lenox Square, the property is contiguous to Tower Place and the Buckhead Loop. Residents and tenants of 3344 Peachtree Road will have 24-hour access to the private road that connects the Tower Place complex to Peachtree Road, Piedmont Road and Lenox Road. This enables tenants and residents ingress and egress on all three major thoroughfares of Buckhead, as well as direct access to State Road 400.
