Office-condo project proposed for Charlotte

3,600-s.f. office building planned

Nov. 30--Frederick Watson, a New York State resident who owns a parcel of land on Wilkinson Boulevard near Holton Avenue, has filed a request to rezone the land for a 3,600- square-foot office-condo building.

The parcel, currently zoned for business use, would include enclosed parking on the first level of the office building. The building, dubbed Metro-W in site plans, would be no more than 40 feet tall.

Office condos are buildings where businesses purchase an individual unit in a building, rather than leasing a suite of offices in a traditional office building. Office condo tenants typically co-own common areas and share responsibility for landscaping and maintenance.

The proposal is consistent with the city's Central District Plan for the area, and staff is recommending approval.

Also in west Mecklenburg, the owners of the Charlotte Health Care Center have filed a request with the city to expand the facility.

Under the proposal, nine acres on Toddville Road would be rezoned so 60 beds can be added to the eastern side of the 120-bed nursing home.

City staff is recommending approval of the proposal, scheduled for a Dec. 15 hearing.

East Charlotte

VSL Construction has revised plans for a new apartment complex -- dubbed Pine Village -- on East W.T. Harris Boulevard.

A June rezoning application proposed 52 apartment units for the 4.5-acre site near Wallace Avenue, but the plan has been downsized to 48 units.

City staff is recommending approval. A Jan. 26 public hearing is set.

The owners of a property at the corner of Monroe and Rama roads have filed a request to rezone the parcel from office to residential.

The site is occupied by a single-family home that was converted into an office in 2003. The rezoning would restore the property to the residential use it held before it was converted.

The rezoning application, filed by Simone and David Locke, indicates they want to renovate a garage and add a second floor to be used as a meeting place "for our spiritual community."

Staff is recommending approval of the proposal.

HK Patel of Independence Hospitality Inc. has filed a request to build a 155-room, Fairfield Inn hotel on 2.6 acres at East Independence Boulevard and Sardis Road.

The East District Plan recommends retail for the site, but staff is recommending approval because it is within range of a proposed transit station.
