South Lake at Dulles Corner facility will have 10 stories, 267,000-s.f.

PLYMOUTH MEETING, Pa.--(BUSINESS WIRE)--April 27, 2006--Brandywine Realty Trust (NYSE: BDN) has announced it will develop South Lake at Dulles Corner--a 267,350-square-foot, 10-story speculative office building in Herndon, Virginia. South Lake will be Brandywine's fourth building at the award-winning Dulles Corner suburban office park, bringing their Northern Virginia ownership position to more than three million square feet. The anticipated completion of South Lake is in the third quarter of 2007.

The building will offer nearly column-free floor plates with 9' ceilings, an upscale lobby finished with wood and glass accents and a slate floor, and an efficient core design. South Lake affords additional growth and expansion within the office park on adjacent sites, with more than 500,000 additional square feet planned and ready-to-build.

South Lake at Dulles Corner is a part of the Dulles Corner office park, which consists of approximately two million square feet of Class A master-planned office and hotel space.
