51 Condos Set for South Shore Area of Chicago

D. Matis Construciton plans to convert apartment building into condos

A developer is converting a four-story apartment building in the South Shore neighborhood into a 51-unit condominium.

D. Matis Construction Co. is undertaking the project at 6901 S. Paxton Ave.

To be called Paxton Square Condominiums, it will consist of one-bedroom, one-bath; two- and three-bedroom, two-bath; and four-bedroom, three-bath units with 1,100 to 2,000 square-feet of space.

Six ground-level units?three with two bedrooms and three with three bedrooms?will be accessible, said Dan Matis, head of D Matis Construction.

"In the last year we tuck-pointed the exterior and have replaced all of the windows and doors in the building, and we just started to rehab the units two or three months ago," Matis said of the building with 51 apartments.

Matis Construction recently completed a rental-building rehab in the South Shore neighborhood and is starting a condo conversion in Hyde Park.

The L-shaped Paxton Square building, with seven entrances, is partially occupied.

"Tenants just started moving out from a portion of the building and the remaining tenants will lease their apartments for another six months to a year," Matis said.

The units are being sold for about $150,000 to the mid $200,000s. Prices for 40 units will include a parking space in a gated area, Matis said.

"The South Shore neighborhood has really stabilized in the last few years, and its architecture is very interesting," Matis said, noting its proximity to Lake Michigan and Jackson Park.

The developer is selling the units through Century 21 Sussex & Reilly and will open an on-site sales center by early summer.
