New Office and Condo Towers Planned for Atlanta

Two towers planned, one with 425K-s.f. of office space, one 25 story residential tower

Atlanta apartment builder Post Properties and a team of developers are raising the roof in Buckhead.

Post and local office builder Pope & Land Enterprises have won approval from Atlanta's city government and Buckhead neighborhoods to build one of Buckhead's tallest buildings -- a Peachtree Road condo and office tower of more than 40 stories next to Phipps Plaza.

The team plans to build two towers on the corner of Peachtree and Peachtree Dunwoody roads, a prime Buckhead site that's now a blacktop parking lot next to the Wieuca Road Baptist Church.

The tallest building in the project could be as high as 438 feet and will include 425,000 square feet of office space (the equivalent of a 20-story office building) topped by several floors of condominiums.

The second tower, about 25 stories, will be residential. The two buildings together will have a total of 399 condo homes, said Sally Silver, a member of Buckhead's Neighborhood Planning Unit.

The project also includes Novare Group, the Atlanta high-rise condo developer, and Duke Realty Corp., an Indianapolis office developer that has planned most of its local projects for Gwinnett County, Alpharetta and other suburbs.

The 4-acre Buckhead corner, which Pope & Land has controlled since the mid-1980s, was once slated for four high-rise buildings and a hotel.

But Pope & Land chose to rezone the project and scale down its plans based on comment from neighborhood groups concerned about traffic and other issues, Silver said. The developers got the last of their zoning and variance approvals Dec. 2.

The developers have hired Handel Architects of New York and Smallwood, Reynolds, Stewart, Stewart of Atlanta to design the project. A rendering will be released early next year, Pope & Land's statement said.
