Major New Home Community Planned for Raymore, Ks.

The bedroom community of Raymore continues to flourish as more subdivisions sprout up on either side of Lucy Webb Road.
One of the most picturesque of these new offerings is Shadowood, a community of single-family homes set on rolling hills just north of the Recreational Park of Raymore.
Developer South Hampton Inc. began marketing the property in November 2002 after carefully carving out curved streets and many cul-de-sacs on the grounds. A natural pond, stocked with fish, is a focal point of the community, as are walking trails that surround the pond and meander across the dedicated green space to ultimately connect with the parkland.
The developer also created a boulevard community by planting trees along the strips of lawn between the roads and sidewalks.
When complete, Shadowood will have 211 homes constructed over four phases. Forty of those homes will be in an area planned for Traditional Neighborhood Design, or TND, homes.
TND homes reflect architectural design that was widely used in the past, particularly in the 1920s and '30s, and employs the use of back alleys, rear-entry garages and large front porches.
Homesites typically range from 60 to 65 feet across and 120 to 130 feet deep, though some lots in the community's third phase will be as large as 75 feet wide and 130 feet deep, according to Joan Jacquin of Legacy Realtors, who markets Shadowood for the developer along with Gloria Ferro. Lots come fully sodded with landscaping and trees.
Four home plans are available at Shadowood, each offering at least three different front elevations and pricing from $152,500 to $187,900.
'The people who live here just love it. It's very child friendly,' Jacquin said.
Four furnished models depict two front-to-back splits, a two-story and a 1 ' -story plan.
The Arlington is a popular two-story plan, according to Jacquin. Built by Chris George Homes Inc, features include four bedrooms, 2 ' bathrooms, a two-car garage and a patio. The master suite has a huge walk-in closet and an extra high bathroom vanity. It is priced starting at $182,000.
The Danville is a front-to-back split built by Richard Mather Builders Inc. that has a list price starting at $167,500. Features include three bedrooms, two bathrooms, deck, two-car garage and a family room finished on the lower level. An additional bedroom and three-quarter bathroom can be added on the lower level for $6,500 more.
The second split-level plan is called the Dorchester and is built by Crawford & Kinder Inc. It is priced starting at $152,500 and features three bedrooms, two bathrooms, a deck and an extra-large two-car garage.
The 1 ' -story plan, also built by Richard Mathers, is priced starting at $187,900. Features include four bedrooms, three bathrooms, a cedar-lined closet and a patio. This open plan, which offers 2,050 square feet of living space, can also be built as a reverse 1 ' -story home.
All homes have basements, 40-year roofs and forced-air gas furnaces with heat pumps as back-up, Jacquin said. Interiors have custom kitchen cabinetry, cultured marble vanity tops and Colonist six-panel doors.
Jacquin said homes can be upgraded to include hardwood flooring, an additional half-bathroom and other features, some of which are shown in the model homes.
The area surrounding Shadowood is already fully developed and property taxes are 'reasonable,' Jacquin said. Homes association dues are $360 a year, which covers trash removal and maintenance of the swimming pool and common areas.
Students attend schools in the Ray-Pec School District.
