System Sensor solution overcomes code, market challenges at urban resort

St. Charles, IL - Opened in January 2012, THE OUT NYC is an upscale urban resort located in New York City's Hell's Kitchen district. The first resort in the city focused on the gay community, THE OUT NYC features 105 rooms, a spa and wellness center, the 14,000 sq. ft. XL nightclub, the KTCHN restaurant, and open-air courtyards and gardens. With its diverse collection of amenities and spaces, THE OUT NYC provided several challenges for the fire system designer and installer. The following is excerpted from a case study of the project.

Perhaps the most demanding need from the system design and install perspective were the New York City Fire Code and Department of Buildings Code requirements for the hotel’s sleeping spaces. In addition to centrally monitored smoke detectors, for any hospitality occupancy that includes a carbon monoxide (CO) producing appliance, New York City codes require that CO detectors monitored at a central location be installed in any room intended for sleeping purposes. This requirement not only adds materials cost to any project, it can also significantly increase installation time - time that was severely limited by THE OUT NYC's tight construction schedule and the high price of labor in New York City.

"With 105 rooms, adding an extra CO device to wire and install in each room could mean up to another 240 hours installation time," says [Alan] Doorly [S.E.T. of Cross Fire & Security Co.]. "With electricians charging about $130 per hour in the city...that could add about $30,000 to the project for labor alone."

But as a NOTIFIER Authorized Distributor, Cross Fire & Security Co. designed the hotel's fire system using the IntelliQuad(TM) Plus combination fire/CO detector (manufactured by System Sensor) to meet the code for the resort's sleeping spaces.
