Denver FBI Office Project Breaking Ground

DENVER , April 22 /PRNewswire/ -- The U.S. General Services Administration (GSA), the Federal Bureau of Investigation (FBI), and Alex S. Palmer & Company are hosting a groundbreaking ceremony for the future home of the Denver FBI Building at 8000 East 36th Avenue, Denver, Colorado , on Thursday, April 24, 2008 , at 2 p.m. Expected guest speakers include Kelly Russell , GSA Rocky Mountain Regional Director, James H. Davis , Special Agent In Charge, and Alex S. Palmer , President and Managing Partner for Alex S. Palmer & Company.

The Denver FBI office experienced unexpected and rapid growth after the September 11, 2001 , terrorist attacks. This new campus will accommodate new programs and security features that will result in smoother operations.

The Denver FBI is consolidating three local offices and moving to a new ten-acre campus in the Stapleton Redevelopment Area. The campus will consist of three major components -- a four-story office building, an annex facility, and a parking garage. The office building and annex will have a combined rentable square footage (rsf) of about 175,155.

GSA's 20-year lease will pay Alex S. Palmer & Company about $6.1 million every year. The four-story office building will be designed to achieve a LEED - Leadership in Energy and Environmental Design - certification, adding another green building to Denver's market.

Alex S. Palmer & Company, headquartered in Nashville, Tennessee , is the owner and developer of the property. Peter Ruggiero , AIA, design partner with Skidmore Owings & Merrill in Chicago , will lead the architectural design team. Bovis Lend Lease ( Australia ) will serve as the contractor for the project which is scheduled for substantial completion in December 2009 .
