New Business Park Planned for Cornelius, N.C.

Charlotte-area project would feature up to 550K-s.f. of office space

Oct. 6--The Bailey Road small-area plan envisions a 100-acre business park built in a joint public-private effort.

Brian Jenest, managing principal with ColeJenest & Stone, a consulting group hired for the project, shared preliminary maps of the project during a joint meeting Monday between Cornelius Board of Commissioners and Planning Board members at town hall.

The small-area plan calls for a business park to be built between N.C. 115 and the Bailey Road curve. It would feature up to 550,000-square feet of space for offices and light industrial uses, said senior planner Jason Abernethy.

The small-area plan also includes 34 acres for neighborhood mixed-use with up to 350,000 square feet of retail and commercial space. The section would start near the curve on Bailey Road and continue along a new extension of the roadway to U.S. 21, Abernethy said.

This portion of the project could feature two-story buildings and parking spaces.

Town Manager Anthony Roberts said town officials do not yet have build-out dates or an estimate on costs, but the project could be funded through a combination of money from grants, the N.C. Department of Transportation, the town and private businesses.
